Law firm, investment company join 46 Penn Centre tenant roster – Kansas City Business Journal – Kansas City Business Journal

Two new tenants — a national law firm with a Kansas City presence and a local family-owned private investment company — recently inked leases for Class A office space at Block Real Estate Services‘ 46 Penn Centre on the Country Club Plaza.
Labor and employment law firm Fisher Phillips LLP in early September signed a deal for 6,770 square feet on 46 Penn’s ninth floor. There, the firm will join public relations firm Parris Communications Inc. upon its expected occupancy in June 2022. Fisher Phillips‘ Kansas City offices currently are located at 4900 Main St.
Weeks later, Block executed a 10,762-square-foot lease with 1248 Holdings, an Overland Park-based investment company that manages the Bicknell family’s personal and philanthropic holdings. 1248 Holdings in February 2022 is scheduled to occupy the entirety of 46 Penn’s sixth floor.
„Momentum is strong, especially this past quarter, and I think we’re seeing some of that flight to quality,“ Block senior vice president Max Wasserstrom said of the building’s leasing. „We’re seeing some tenants who are going to a hybrid model … taking the opportunity to downsize but upgrade the quality of the space that they’re taking to try and have a reason for those employees to come in the two or three days a week that they want them to.“
With the Fisher Phillips and 1248 Holdings leases, 46 Penn Centre sits around 70% occupancy, a figure Wasserstrom said could rise to 80%, pending discussions with additional office users.
Among 46 Penn’s existing tenants are Block Real Estate Services, CrossFirst Bank, RSM US LLP, Pulse Design Group, UBS Financial Services Inc., Triad Capital Advisors Inc., CROWN MedRealty Partners, Anthony Knipp Law and Parris Communications.
The $106.5 million office development first opened in 2020 after a late 2017 groundbreaking. Its amenities include a state-of-the-art fitness center, a Company Kitchen micro market, a car wash, concierge and shoeshine services. The building also was designed to achieve LEED standards and boasts an HVAC system with Global Plasma Solutions devices and MERV 13 filtration to provide for better indoor air quality.
Work on 46 Penn’s Ocean Prime Restaurant + Prime Social Rooftop continues, with the rooftop lounge scheduled to open in November and the full-service restaurant to follow in early 2022.
The office project was recognized through the Kansas City Business Journal’s 2021 Capstone Awards program.
